A forgotten grand old hotel, where a waterfall from the Welsh mountains was once pumped into guests' rooms, is going to auction with a guide price that is sure to attract attention. Panteinion Hall, a ten-bedroom detached house thought to date back to the 1630s, comes with a cabin in the woods and 1.3 acres of land. Located near the village of Friog, the property offers a unique combination of countryside and coast, with the sweeping sands of Fairbourne at the base of the hillside and the stunning Blue Lake Lagoon within walking distance.
A Unique Water Supply
Arguably the standout feature of the landscape is the Panteinion waterfall within the Eryri Snowdonia National Park, which supplies the property with water. Sean Roper from Paul Fosh Auctions said: "This sale presents a wonderful opportunity for an entrepreneur or investor to acquire a historic Welsh hall which occupies an elevated position within a stunning valley and wonderful sea views. The hall has many unique features including its own water supply from a waterfall within the Eryri National Park."
History and Recent Use
The Hall was once a boutique hotel and events property. In February 2023, it was bought by Francesca De Sica, who runs theatre company Struts and Frets Theatre, to use as an arts and events venue. It was also used for accommodation while touring Y Mabinogi around Wales. After this unique use concluded, the Hall was leased out as a holiday let, but unfortunately that venture failed, and Francesca was forced to call in the receivers at the end of 2025.
Potential for the Future
Now the Hall is looking for the next owner to revive it as a hotel or holiday let, or, with the right permissions, as a private rural retreat. One intriguing aspect of the property's business potential is its 'friendly ghost', with interest in the paranormal on the rise, making it a potentially popular and profitable venue for investigations and overnight events.
Location and Amenities
The Hall is situated on the fringe of Friog, a charming hamlet on the outskirts of Fairbourne, a coastal village to the south of Barmouth Bay. The area offers everyday amenities such as shops, a post office, and the Fairbourne Steam Railway. Nearby landmarks include the famous avalanche shelter tunnel, the only one of its design in Wales, and the Dyfi Forest Foel Friog woodlands with dramatic hiking trails and views of Cadair Idris mountain range.

The Hall is being sold with vacant possession and a guide price of £350,000 via online auction from 12 noon on Tuesday, June 23, ending from 2pm on Thursday, June 25. For more information, contact Paul Fosh Auctions on 01633 254044.
