If you are planning to sell your home, certain outdated features could deter potential buyers and reduce your property's value by as much as 20%. While no home can satisfy every buyer, appealing to the widest audience is key. Focus on small improvements that offer the greatest impact.
Three Features That Could Reduce Your Home's Value
Hammonds Furniture has identified home features that could slash value by up to 20%, or an average of £59,330, based on the current average house price of £298,806 according to the Halifax House Price Index.
Kirsty Oakes, head of product and marketing at Hammonds Furniture, said: "We all have something in mind when searching for a home, but certain features can be dealbreakers. However, some are quick and simple to fix if you are selling."
Ugly Wallpaper
Research shows a quarter of buyers would be deterred or lower their offer if they consider the wallpaper "ugly." While stripping and redecorating is an option, it is surprising how many people are put off. Before listing your home, remove divisive wallpaper and replace it with neutral tones.
Pebbledash
Pebbledash, popular in the 1920s, protects buildings from weather and offers longevity. However, at least a quarter of people dislike its aesthetic, making potential buyers "run away." Removing pebbledash is difficult, but plastering over it is possible. For sellers, painting over pebbledash with spray paint can disguise its look and attract more buyers.
Bathrooms Without a Bathtub
Traditional bathrooms typically feature a bathtub as a centrepiece. Despite most people not bathing frequently, the bathtub remains a key feature. Almost a third of people would be put off by an inadequate shower, so bathing amenities are crucial for buyers.
