Kirkcaldy, a seaside town in Fife with two beaches, has been named Scotland's most affordable coastal destination for property, according to property experts ESPC. The average selling price of a home in the town is £137,182, more than £150,000 cheaper than the overall average across Edinburgh, the Lothians, Fife, and the Scottish Borders.
Kirkcaldy: The 'Lang Toun'
Home to around 50,000 people, Kirkcaldy is the second-largest settlement in Fife after Dunfermline. Known as the 'Lang Toun' due to its four-mile main street, the town boasts a wide range of businesses, including independent pubs, stylish boutiques, and shops like Bonmarché and Charles Clinkard Kirkcaldy. Dining options include sushi takeaway Sushi Bar Samurai, Indian restaurant Amritsar Tandoori, and popular Italian trattoria Pane E Vino.
Beaches and Parks
Kirkcaldy features two "gorgeous" sandy beaches, Linktown Beach and Seafield Beach, according to ESPC. The town also offers Beveridge Park, which spans over 100 acres and includes formal gardens, play equipment, and sporting facilities. ESPC commented: "The average selling price of property in Kirkcaldy is £137,182, making it the most affordable location for a coastal home (and around £155,000 cheaper than the overall average selling price throughout Edinburgh, the Lothians, Fife and the Borders). There are two gorgeous sandy beaches, Linktown Beach and Seafield Beach, so residents are spoiled for choice when it comes to sunbathing spots."
