Listings and Sales Data for Week 39

New listings for Week 39 reached 34.8k, compared to 35.3k the previous week. The weekly 2026 average is 35.2k, while the 10-year Week 39 average is 34.4k. Year to date, there have been 1.406m new listings, which is 0.4% below the 2025 YTD figure of 1.412m, but 2% higher than 2024 YTD (1.378m) and 9.9% higher than 2023 YTD (1.275m).

UK gross residential sales for Week 39 saw 23.6k homes sold subject to contract (SSTC), up from 23.1k last week. The 10-year Week 39 average is 25.5k, and the 2026 weekly average is 23.6k. Year to date, 944k UK homes have been sold SSTC, which is 7.4% lower than 2025 YTD (1.019m) and 2.5% lower than 2024 YTD (968k), but 10.9% higher than 2023 YTD (850k).

Net Sales, Exchanges and Withdrawals

Net residential sales YTD (gross sales less sale fall-throughs) for Week 39 were 17.9k, compared to 17.3k last week. The 10-year Week 39 average is 19.2k, and the weekly average for 2026 is 18.3k. Year to date, 728k UK net home sales have been recorded, which is 6.3% lower than 2025 (777k) and 2% lower than 2024 (743k), but 14.1% ahead of 2023 (638k).

In September 2026, there were 60.8k exchanges and 51.2k withdrawals. These numbers will change significantly as more September data comes in during the first few weeks of October. In September 2026, just 54.3% of homes that left agents' books exchanged and completed, while the remaining 45.7% withdrew unsold. The 7-year average exchange-to-listings ratio is 57.6%.

Price Reductions, Sell-Through and Stock Levels

There were 26.8k price reductions this week on 764k UK homes for sale. 11.1% of UK homes for sale were reduced in August, down from 13.7% in July. The 2026 YTD average is 12.8%, versus the 6-year long-term average of 10.9%. The price difference between asking price of listings and asking price of homes that go SSTC was 24.5% in Week 37, compared to the long-term 10-year average of 16% to 17%. The average listing asking price was £453k, versus £363k for sale agreed average asking price.

The sell-through rate for September 2026 was 14.7%, compared to 13.3% in August, 14.2% in July, and 13.8% in June. The pre-Covid average is 15.5%. The fall-through rate for Week 39 was 24.5%, matching the decade average. 4.9% of homes sold SSTC fell through in September 2026, compared to the 2026 YTD average of 5.1%, the 2025 average of 5.3%, and the 10-year average of 5.7%.

Stock levels stood at 764k homes on the market on 1st October 2026, up from 752k in October 2025, 722k in October 2024, and 662k in October 2023.

Rental Data and Lewisham Focus

The average rent in Week 39 was £1,794 pcm. The average rent in September 2026 was £1,777 pcm, compared to £1,791 pcm in September 2025 and £1,390 pcm in September 2021. The average rent YTD 2026 is £1,763 pcm. There were 299k UK rental properties available to rent on 1st October 2026, up from 295k on 1st September 2025. New rental properties coming onto the market in September 2026 totalled 127k, compared to 123k in September 2025 and 101k in September 2022.
