A tiny cottage in Carmarthenshire, Wales, has been deemed too dangerous for potential buyers to enter, with the auction house prohibiting internal viewings due to health and safety concerns. The two-bedroom detached property, known as Cwm Grenig, is listed with a guide price of £23,000 and will be sold via online auction by Paul Fosh Auctions.
Extreme Renovation Project
The cottage is in a state of extreme dilapidation, with bare stone walls, a floor of churned mud and pools of water, and a rear extension lacking windows and doors, with a roof featuring holes and exposed timber beams. No images of the upper floor have been taken, as it was deemed unsafe to ascend.
Gemma Vaughan of Paul Fosh Auctions stated: “Due to health and safety concerns, there will be no accompanied viewings of this cottage called Cwm Grenig.” She added that despite its condition, the property offers “tremendous potential” for a new owner willing to undertake substantial renovations.
Potential and Location
The cottage sits on approximately half an acre of land, mainly opposite the property, bordering a stream. It is tucked away off a quiet country lane amidst mature woodland, offering peace and privacy. The village of Glanamman is a short walk away, providing local amenities and good road links to Ammanford and the M4 motorway.
Vaughan noted: “The cottage offers huge scope to a new owner. It will require full modernisation and improvement work but could offer excellent potential for extending, subject to obtaining the necessary planning consents.”
Auction Details and Viewing Restrictions
The online auction begins at 12 noon on Tuesday, July 28, and ends from 2pm on Thursday, July 30. Due to the dangerous condition of the property, no internal viewings are permitted. Potential bidders are advised to view the cottage only from the outside and to park opposite the property, respecting the neighboring properties and ensuring free access on the lane.
Vaughan emphasized: “We would ask those visiting the cottage with a view to bidding on the lot to please show respect to the owners of the surrounding properties. Parking should be opposite the cottage and people are asked to park so as to allow free access in the lane.”
