Award-winning Berwick B&B The Walls on sale for £650,000
Award-winning Berwick B&B The Walls for sale at £650,000

The Walls, an award-winning bed and breakfast in Berwick-upon-Tweed, has been brought to market with offers over £650,000 being sought through Galbraith. The Grade II listed townhouse, dating from circa 1750, sits on the medieval and Elizabethan town walls overlooking the River Tweed, with views extending upriver towards Berwick’s bridges.

Historic property with established business

Sam Gibson, a partner with Galbraith, said: “The Walls is an exceptionally rare property, combining a successful hospitality business with an extraordinary historic setting. Its position above the River Tweed, established reputation and potential for further accommodation make it a particularly interesting opportunity for both lifestyle and business buyers.”

Run as a bed and breakfast since 1984, the property includes three en suite double guest bedrooms, a single guest room, a guest lounge, a large kitchen and a guest dining room. A separate penthouse apartment offers a lounge, two bedrooms and two bathrooms, including one en suite, with potential for additional letting accommodation subject to the necessary consents.

Improvements and awards

The current owners acquired The Walls in 2015 and have carried out an extensive programme of improvements. These include replacement of the south facing windows with double glazed sliding sash Akoya windows, a new roof, rebuilding of chimney stacks, significant repairs to eroded stonework and lintels, and modernisation of the kitchen and bathrooms.

The property has held a VisitEngland 5-star Gold Award since 2015. Guests can enjoy views across the river and, on occasion, glimpse local wildlife including otters and dolphins. The absence of a formal garden keeps maintenance relatively easy, while an undercroft provides storage for bicycles and equipment. Public parking and a nearby residents’ permit parking area are also available.

Location and connectivity

The Walls sits a few minutes’ walk from Berwick’s mainline railway station and historic town centre, which offers independent shops, cafes, restaurants, pubs, leisure facilities, sports clubs, schools and The Maltings theatre and cinema. Direct rail connections serve Edinburgh, Newcastle and London, while the A1 provides vehicle access to both cities and their international airports.
