The former Wilko store in North Shields is being transformed into Common Ground, a new independent indoor market designed to help local businesses establish and grow a physical presence. The hub is being created inside the former Wilko at the Beacon Centre, bringing independent traders, artists, makers, vintage sellers, food producers, and specialist businesses together under one roof.
Development and opening plans
The project is being developed by the Gill family, the independent owners of the Beacon Centre. Simmie Harper, founder of I Love North Shields, is curating the initial selection of traders and is instrumental in building the market’s identity and community.
Construction of the first units is currently underway, with the initial businesses being selected. The market is scheduled to open in November 2026.
Features and trading opportunities
Common Ground will feature permanent trading units, flexible pop-up stalls, communal seating, workshops, art, music, events, and opportunities for community engagement and collaboration. The goal is to create more than just a collection of stalls, becoming a destination where visitors can shop independently, discover unique offerings, meet the people behind local businesses, and spend time together.
Standard 3m by 3m units are available for £100 per week plus VAT, including Wi-Fi, business rates, service charges, and fair-use electricity. Founding traders who join during the first phase will initially commit to 12 weeks, allowing them to establish their space, integrate into the trading community, and test their business in a physical environment. Flexible pop-up stalls will also provide shorter-term opportunities for guest traders, new concepts, seasonal businesses, and independent entrepreneurs not yet ready to commit to a permanent unit.
First traders and community vision
Among the first businesses to join is Flea Circus, a Newcastle-based independent shop recognised by The Sunday Times as one of Britain’s most stylish. Applications have also been received from vintage and antique sellers, artists, designers, record businesses, bakers, food producers, makers, clothing retailers, health and wellness services, and various specialist independent businesses from across the region.
Simmie Harper said: "Common Ground is about creating an affordable step between trading online or at occasional markets and taking on the expense of a traditional high-street shop. There are so many talented people building businesses from home, online and at weekend markets. They need somewhere physical where they can test ideas, meet customers, share audiences and grow without immediately committing to a traditional shop lease. We’re carefully curating the mix because we don’t want twenty identical stalls. Every business needs to bring something distinctive while complementing the traders around it."
She added: "We want Common Ground to be somewhere people come to experience—not somewhere they simply rush into, buy something and leave. There will be communal space, workshops, live music, art and opportunities for collaboration. Most importantly, it should be a welcoming place where the community can meet and independent businesses can support one another. When one business grows, the whole community around it benefits."
Location and wider regeneration
Common Ground has access to the Beacon Centre’s parking garage and is a short walk from the North Shields Transport Hub and Metro station, connecting it to Newcastle and the wider Tyne and Wear network. The outdoor area next to the former Wilko store is being transformed into The Square, featuring seating, landscaping, and visiting food vendors. The entrance to the former Wilko will be redesigned to establish a distinct identity for Common Ground, linking the indoor market with surrounding businesses in the Beacon Centre.
The project is part of a larger initiative aimed at encouraging visitors to spend more time in North Shields and explore the town’s independent businesses, heritage, cultural venues, and the Fish Quay. Common Ground is set to open in November 2026, with the first group of traders currently being selected. Further phases, pop-up opportunities, and additional units will be introduced subsequently.
