Millions of Americans are abandoning densely populated urban centres in favour of rural pastures, with new data revealing South Dakota as the most popular destination for this significant demographic shift. According to analysis from the US Census Bureau and self-storage software company Stora, the Mount Rushmore State experienced the largest net migration gain last year, welcoming 11,000 more residents than it lost during 2025.
Cost of Living and Tax Benefits Drive Relocation Decisions
The primary catalyst for this mass movement is the escalating cost of living in major metropolitan areas. Approximately 88 percent of movers surveyed indicated their decision was financially motivated, seeking to save money by relocating. South Dakota's attractive proposition includes notably low property prices and the absence of state income tax, making it a financially prudent choice for many.
Gavin Shields, CEO of Stora, explained to Fox News Digital, "Particularly among young people, there has been an upward trend in movers to rural areas driven by people seeking a better quality of life and a chance to save money." He emphasised that the migration is no longer solely about housing but encompasses broader financial freedom, enabling individuals to purchase more affordable property and enjoy a lower overall cost of living.
The Remote Work Revolution as a Key Enabler
The proliferation of flexible and remote work arrangements has served as the ultimate catalyst for this trend. Young professionals are now able to retain their lucrative city-based salaries while exchanging cramped urban apartments for the wide-open spaces and enhanced lifestyle benefits of rural communities. This shift allows for greater financial independence and an improved work-life balance.
Shields noted, "The rise of flexible working has been another catalyst, allowing thousands to leave their expensive city lifestyle, while still maintaining their career and salary." This fundamental change in working patterns has dismantled traditional geographical barriers to employment, empowering a new generation to seek affordability without career compromise.
South Dakota's Housing Market and Broader Migration Patterns
According to financial resource The Motley Fool, home prices in South Dakota remain comfortably below the national average. The typical property was valued between $300,000 and $330,000 for the 2025–2026 period. However, the state has not been immune to price inflation, with cities like Sioux Falls witnessing a dramatic 37 percent surge in values between 2021 and 2022 due to accelerated demand.
The analysis, which tracked almost 15 million Americans relocating to different states over the year, identified several other rural states enjoying strong net migration gains:
- Vermont
- Nebraska
- Mississippi
- Alaska
Conversely, the trend was not universal. North Dakota suffered the largest net population loss, with over 13,000 residents departing. States with higher living costs, such as Colorado, Massachusetts, and Illinois—where average home prices exceed the national benchmark—continued to experience significant net outflows of residents.
