Property experts at ESPC have identified Scotland's most and least affordable seaside towns for homebuyers, with Kirkcaldy in Fife emerging as the cheapest coastal destination and Gullane in East Lothian as the priciest.
Kirkcaldy: Scotland's Most Affordable Coastal Town
Kirkcaldy, a town and former royal burgh on Scotland's east coast with a population of around 50,000, sits about 11 miles from Edinburgh. According to ESPC's latest property market data, the average selling price of a home in Kirkcaldy is £137,182 — more than £150,000 below the average across Edinburgh, the Lothians, Fife, and the Borders. The town offers amenities including a leisure centre, theatre, museum, art gallery, and several public parks, as well as Linktown and Seafield beaches, which ESPC described as "gorgeous."
ESPC commented: "The average selling price of property in Kirkcaldy is £137,182, making it the most affordable location for a coastal home (and around £155,000 cheaper than the overall average selling price throughout Edinburgh, the Lothians, Fife and the Borders). There are two gorgeous sandy beaches, Linktown Beach and Seafield Beach, so residents are spoiled for choice when it comes to sunbathing spots."
Other Affordable Seaside Locations
The second most affordable seaside town is Eyemouth in the Scottish Borders, where homes average £230,000. Eyemouth, whose name derives from its position at the mouth of the Eye Water, centres on a natural harbour and has a sandy north-facing beach. Third is Dalgety Bay in Fife, with an average property price of £237,635. Known for its beach, coastal walking trails, sailing club, and commuter links to Edinburgh, Dalgety Bay offers a mix of leisure and convenience. Fourth and fifth are Port Seton and Musselburgh, both in East Lothian, with average prices of £237,963 and £245,647 respectively.
Most Expensive Seaside Towns
Gullane in East Lothian, about 20 miles east of Edinburgh, tops the list of most expensive seaside locations with an average property price of £514,267. Gullane Beach, a popular sandy bay with views over the Firth of Forth, and three renowned links golf courses contribute to its appeal. ESPC noted: "Twenty miles east of Edinburgh, picturesque Gullane is the most expensive seaside location, with average selling prices reaching a luxurious £514,267. The town offers an award-winning sandy beach with rolling dunes, renowned golf courses and luxury hotels, alongside a quaint community feel."
Second is Joppa, an Edinburgh suburb bordered by the Firth of Forth and Portobello, where average home prices are £468,371. Joppa is known for its Victorian villas. Third is North Berwick in East Lothian, with an average price of £420,303. Fourth and fifth are St Andrews in Fife (£341,365) and Dunbar in East Lothian (£327,686).
