Estate agents are tipping the East London area of Plaistow as the next Hackney, despite its current ‘unfashionable’ reputation. The neighbourhood recently topped a list of ‘surprising’ locations worth investing in for 2026, compiled by Nathan K Real Estate owner Nathan Khider.
Why Plaistow is Poised for Growth
‘East London is always a desirable area and will continue to attract first-time buyers and investors drawn to its affordability and ongoing regeneration,’ Khider told Metro. ‘Young people are being priced out of Hackney, which has become gentrified and really expensive. Instead, Mile End, Plaistow, Canning Town and Stratford offer much better value for money.’
Hackney has undergone dramatic change over the past two decades. A Hackney Council study found that almost half of residents (45%) say it has become more unequal in recent years, while house prices surged by 833% between 1995 and 2020.
Local Resident Praises Plaistow's Green Spaces and Community
Terri Bloore, a Plaistow resident of five years, has witnessed increasing gentrification but notes the area remains affordable despite being less than 30 minutes from central London and 20 minutes from Stratford International. ‘With the new V&A Stores, Sadler’s Wells East, Olympic Park and of course the behemoth Westfield – there is lots to do and see,’ she said.
‘I love running along the Green Line in the summer, which connects the Docklands and the City – Plaistow is right in the middle, so a perfect green oasis from the hustle and bustle.’ Bloore added that while the area is ‘still going through its transition,’ modern flats have appeared near the station, along with trendy coffee shops and a gym, increasingly frequented by families and young professionals.
Dining and Leisure in Plaistow
Plaistow offers a variety of affordable food venues. Kohinoor Grill & Thrill serves Turkish cuisine, Kate’s Cafe specialises in Ghanaian comfort food, and Caloroso is known for its pizza. Grace Pot Caribbean offers dishes like plantain, chicken curry, and rice, while Albina serves Ukrainian fare. It’s possible to eat well for £20 – a rarity in London. Local pubs include The Black Lion, The Abbey Arms, and The Boleyn Tavern. Green spaces include Plaistow Park, Memorial Recreation Ground, and Central Park near East Ham.
Housing Costs: Plaistow vs. London Average
According to Rightmove, the average property price in Plaistow over the past year was £398,382, significantly lower than the London average of £666,560. In contrast, Hackney homes sold for an average of £700,506, even higher than the capital’s typical figure.
Transport Links
Plaistow is served by the District and Hammersmith & City lines, with a journey to Victoria taking around 30 minutes. Bus routes 69, 115, 241, and 262 connect to Canning Town and Stratford.
