Aviva Investors have submitted revised plans for a major logistics hub on land adjacent to the existing Atlas Business Park in Wythenshawe, near Manchester Airport. The new proposals aim to address concerns that led to the refusal of a previous application in November 2023.

Proposed Development Details

The scheme includes around 40,000 square metres of industrial, warehouse, and logistics space, along with supporting offices, intended for a 'range of occupiers'. Aviva estimates the development could be worth £44 million to the region's economy, citing its proximity to the M56 motorway, Manchester Airport, and Manchester city centre as key advantages.

Background and Previous Refusal

Part of the site was formerly a factory for the defunct electrical engineering firm Ferranti. Aviva first outlined plans in 2022, but Manchester City Council refused the application in November 2023. Planning officers cited the inclusion of green belt land, stating there was a 'presumption against inappropriate development.' They also deemed the design 'an overly dominant incongruous structure to the detriment of the visual amenity and character of the area,' and raised concerns about potential impacts on Manchester Airport's operational integrity and safety due to the scale, height, appearance, and layout.

Revisions Made

Following a 'comprehensive review,' Aviva has removed the green belt land from the proposals. After talks with Manchester Airport, the layout has been amended to align with existing buildings on the site. A public consultation is now open for feedback before any new planning application is submitted.

A spokesperson for Aviva Investors said: “South Manchester continues to require high-quality employment and logistics space to support local businesses, jobs and economic growth. Our proposals will create new, high-quality jobs across a range of skill levels, supporting local people into employment, as well as delivering significant investment and economic growth to Manchester.” They added that the revised proposals respond directly to previous concerns regarding green belt and airport safeguarding matters.
