Plans have been submitted for new affordable homes in Manchester. The scheme has been sent to Manchester council for a residential development on land off Oldham Road and Varley Street in Miles Platting.
The proposal by local housing provider Jigsaw Homes North would deliver up to 154 new homes, all 100 per cent affordable, providing a mix of apartments and family housing to meet local needs. The homes include social rent and rent-to-buy options, addressing the high demand for affordable housing in the area.

Councillor Gavin White, executive member for housing and development at Manchester council, said: “This is another welcome 100pc affordable housing scheme for north Manchester, using council-owned land, to deliver social rent homes and opportunities to get on the housing market. Miles Platting is a perfect location, close to the city centre, employment and connected well to a variety of travel options. These homes will be a great addition to this community – while also helping the city meet our ambitious target to build at least 10,000 social, council and genuinely affordable homes up to 2032.”
The development is part of the next phase of the wider Varley Street masterplan, following the approval of homes at the former Apollo public house site in 2025. Together, the projects represent a ‘coordinated effort’ to regenerate underused brownfield land and support growth in Miles Platting.
Design and next steps
Jigsaw said it worked closely with Manchester council, residents and local stakeholders to shape proposals that reflect community needs and priorities. The scheme is located in a ‘highly accessible’ area close to public transport links and local amenities. It has been designed to create a well-connected, sustainable neighbourhood, with new landscaped spaces, improved public realm and energy-efficient homes to help reduce residents’ living costs.
A decision on the planning application is expected to be made by Manchester council in autumn 2026.
