The City of London's planning committee has granted approval for a highly contentious £1.2 billion redevelopment project at London Liverpool Street railway station. This major development, set to transform one of the UK's busiest transport hubs, includes the construction of a 97-metre mixed-use tower block that will be built directly over the station's concourse. The station is a Grade II listed building, adding a layer of complexity to the plans due to its historical significance.
Heritage Concerns and Opposition Voices
Actor Griff Rhys Jones, who serves as president of the Victorian Society and the Liverpool Street Station Campaign (Lissca), has been a vocal critic of the proposals. He described the plans as 'disfiguring' and argued that they pose a significant threat to the station's heritage and the surrounding conservation area. In his view, the development could irreparably harm the architectural integrity and historical value of the site, which dates back to the Victorian era.
Despite this opposition, Network Rail, the organisation behind the project, maintains that its designs are respectful of the station's unique heritage. The company asserts that the redevelopment will not only preserve but enhance the passenger experience, with improvements aimed at accommodating an anticipated 158 million annual passengers in the future. This includes modernising facilities and ensuring the station is equipped to handle growing demand efficiently.

With planning permission now secured from the City of London, the focus shifts to higher authorities for final approvals. Opponents, including Lissca, are awaiting decisions from the Mayor of London, who has the power to intervene in major planning applications. Additionally, the Secretary of State for Housing, Communities and Local Government could be called upon to review the case if further objections arise, potentially leading to a public inquiry.
