Salford demolition could pave way for major Ordsall housing

An application to demolish a vacant business site in Salford could mark the beginning of a major new development in Ordsall.

Demolition Plans Submitted for Walker House

Landowners Tokenhouse Pensions Trust have submitted a prior notification of proposed demolition for Walker House on King William Street. The two-storey redbrick building is near the Anchorage tram stop and a stone's throw from a number of large housing developments such as Clay Salford and the recently completed Eda building.

Last home to a commercial business, the building has been vacant since September 4, 2026, according to the landowners.

Redevelopment into Residential Project

In an application submitted to the council, a representative explained the building is being bulldozed as part of plans to redevelop the land – currently in the middle of an industrial business park – into a large-scale residential project.

A cover letter to the council read: “The applicant is in the process of exploring the potential for the future redevelopment of the wider site at King William Street for a high density mixed residential development; the demolition of the Walker House building is necessary in order to facilitate these proposals. The applicant has commenced pre-application engagement with the Council in relation to these redevelopment proposals for the wider site.”

Timeline and Process

Peel Group, who are believed to be linked to the Tokenhouse Pensions Trust, have been contacted for further information.

If the notification is signed off by the council's planning committee, Tokenhouse says the demolition will take place within eight weeks. The process will involve asbestos removal, soft-stripping the building, followed by machine demolition.

Heras-type fencing will be used to create secure working areas and construction rubble will be removed from site as part of the demolition.

A representative added: “The building that will be subject to the proposed demolition works is currently vacant, no longer serving a viable use on site and requires demolishing to facilitate the high density mixed residential development currently being progressed for the wider site.”
