In their assessment, council officials emphasised that the development would generate significant benefits. They noted that the new outlet is expected to create approximately 60 full-time equivalent positions once operational, in addition to employment opportunities during the construction phase. The redevelopment of the site, located at Gresley Road on the A650 northern bypass, is also projected to increase business rates revenue, providing a positive impact on the local economy.

Overcoming Local Opposition

Historically, McDonald's has faced considerable resistance when seeking planning permission for new locations. For instance, the Telegraph and Argus reported that hundreds of objections were lodged in previous cases, such as when 500 residents opposed a proposed restaurant in Bingley, Bradford. However, the Keighley application received only four objections, leading to its approval. This contrasts sharply with the broader pattern of community pushback against the expansion of fast-food chains.

Strategic Location and Market Analysis

McDonald's justified its choice of site by arguing that it serves residents in the northern communities of Keighley, including Beechcliffe and Utley, as well as attracting transient customers passing through the area. The company conducted research indicating that Keighley's population of around 53,000 is sufficient to support two restaurants in close proximity, ensuring both can trade successfully. This analysis underpins their confidence in the viability of the new outlet.

Redevelopment of Alexandra Mills Site

The new McDonald's on Gresley Road is part of broader redevelopment plans for the former Alexandra Mills location. This project aims to revitalise the area, transforming an old industrial site into a modern commercial hub.
