Historic Scottish Borders Home with Land and Views for Sale
Historic Scottish Borders Home with Land for Sale

A historic Scottish Borders property with extensive land and scenic views has been listed for sale, offering what the sellers describe as "excellent scope for modernisation to create a superb family home."

Langshaw Lodge, a three-bedroom house near the hamlet of Langshaw, is within easy reach of the A68 and A7 and approximately two miles from Galashiels. The property is on the market through estate agents Galbraith with an asking price of £485,000.

Sir Walter Scott Connection

Built in 1820, the Category C listed building was referenced by Sir Walter Scott in the introduction to his novel The Monastery. Scott noted a plaque with a Latin inscription that remains today, translating as: ‘If only I could fill this house too, with true friends’.

The accommodation comprises a good-sized dining kitchen, two reception rooms, a separate utility room, three bedrooms, a store room, a shower room, and a bathroom. According to Galbraith, the layout is practical for rural living, with an entrance suited for muddy boots and clothes, plus easy access to the stables and garden.

Land and Equestrian Facilities

Outside, Langshaw Lodge extends to around 7.7 acres of land that offer useful grazing for horses and the potential to keep other livestock. The surrounding gardens are described as pretty and private, with space for sitting and taking in the views.

The equestrian facilities include a stable block with six loose boxes and a separate tack room, along with a timber-framed hay barn. The sellers note that the south-facing property offers potential for upgrading, modernisation, and extension works.

Langshaw Tower Included

The sale also includes the ruins of Langshaw Tower, a Scheduled Monument dating back to the 16th century, situated in a separate area of the grounds. The tower, which provided the village school in the 1700s, includes a walled garden to the west and contributes to the character of the property.

Susan Guthrie of Galbraith commented: "This is a beautiful traditional property in an idyllic rural setting offering excellent scope for modernisation to create a superb family home. The setting is absolutely beautiful, very tranquil but with good transport connections and within easy reach of Lauder and Galashiels."

"There is a manageable amount of land, which is ideal for those with equestrian interests, and the property offers a wonderful opportunity to create a rural home to one’s own specification."
