Highland estate with lochs and wind farm listed for £17m

A sprawling Scottish Highlands estate covering 18,784 acres, including parts of Loch Oich, Loch Lochy and Loch Garry, has been put on the market for offers over £17 million. The property, which features woodland, farmland, residential homes and renewable energy schemes, is being sold through Galbraith.

Estate Details and Location

Located near the Caledonian Canal and River Oich, the Aberchalder and Glengarry Estates include a mix of open moorland, grazing fields, mature woodland and hills. The land rises from around 35 metres above sea level near the canal to approximately 815 metres at Carn Dearg.

The sale covers 100 per cent of the issued share capital of Aberchalder and Glengarry Estates Limited, giving the buyer ownership of the company and its assets. The landscape includes low-lying pasture, plougable farmland, rough hill grazing, high moors, mature woodland, shelter belts and native planting.

Properties and Woodland

Two sections of native woodland, planted in 2017 with Scots pine and broadleaved trees, cover around 243 acres. The estate also includes several residential properties, agricultural buildings and bothies, ranging from farmhouses and holiday let cottages to a modern home built in 2016 for the estate manager.

Among the properties are a four-bedroom farmhouse, a two-bedroom cottage, a one-bedroom cottage and Munerigie Farmhouse, located north-west of Invergarry, which is partly developed and offers potential for further work.

Renewable Energy Income

The estate comes with existing renewable energy agreements that generate income, including leases for two hydroelectric schemes, Glen Buck Hydro and Munerigie Hydro, which incorporates Faichem Hydro. Both leases run until 2065.

Part of the Millennium Windfarm, which has 16 turbines, sits within the estate's boundaries. The wind farm operates under three separate leases, due to expire between 2032 and 2036, generating an annual income. Option agreements are also in place that could allow extensions to the existing wind farm and a neighbouring development, offering potential for further income.

Sale Comments

Rod Christie, a partner at Galbraith, said: "The sale of Aberchalder and Glengarry Estates offers buyers a wonderful opportunity to acquire a very well managed and profitable business located at the heart of the Scottish Highlands."

He added: "With a diverse range of income streams, there is also enormous potential to further establish and develop the existing business which includes option agreements to extend two neighbouring wind farms." Christie also noted that the company assets include over 18,000 acres of iconic natural scenery and a range of residential properties, and said he anticipates keen interest from across the globe.
