Unique Sheffield Property Combines Family Home with Established Chip Shop Business
A remarkable four-bedroom family home has come onto the market in Sheffield with one highly unusual feature that sets it apart from typical residential properties. The semi-detached house, listed for £300,000 through Purplebricks, includes a fully operational fish and chip shop on the ground floor that has been trading in the Stannington area for more than forty years.
A Home and Business Opportunity in One Package
The property offers prospective buyers a rare combination of comfortable living accommodation alongside an established local business. The chip shop comes complete with a food retail licence that will transfer with the sale, providing flexibility for the next owner to continue operating the takeaway or repurpose the commercial space according to their needs.
Owner Sam Lund, who is selling the property as she prepares for a new chapter in her life, believes the unusual setup could appeal to buyers seeking both a home and business opportunity in a single purchase. "It is a brilliant way to get to know people in a new area," Sam explained. "The people are lovely round here and it is very satisfying to be doing something that people love."
Generous Living Space with Stunning Views
Beyond the commercial premises, the property boasts substantial residential accommodation including:
- Four generously sized bedrooms providing ample space for family living
- Off-road parking facilities for convenient vehicle access
- A private back garden offering outdoor relaxation space
- Breathtaking views across the picturesque Rivelin Valley
The current owner, Sam Lund, moved to Sheffield from Lowestoft in Suffolk back in 2007 with her then-husband John. The couple previously ran a chip shop together before acquiring this property. "We were in a flat over the shop before we came here," Sam recalled. "We just could not believe the space we had — or the view."
A Business Deeply Rooted in Community Life
The chip shop, which became known locally as Nosh's Chips (named after John's nickname), quickly established itself as a community fixture during its four decades of operation. The business became particularly significant after John's passing in 2018 at age 56 following an aggressive cancer diagnosis.
"Even though he wasn't from the area, his funeral was massive with a cortege stretching half a mile long," Sam shared. "Having the chip shop and his personality made him a very popular local figure. It even made the local papers."
Changing Times and Future Plans
Sam, now 50, has since remarried to Stephen, a bathroom fitter, and the couple are preparing for a different lifestyle. "It's time for me to give up the batter and the oil changes and try something new," she said. "My husband Stephen and I want to live on a narrow boat, but we will miss the customers and the community round here."
She acknowledged that running a chip shop has become increasingly challenging in recent years as operational costs have risen significantly. "Costs have gone up in the last few years and it has been a struggle to keep prices down," Sam noted. "It is the same challenge faced by pubs and all small businesses."
Despite these challenges, fish and chips remains a popular treat in the area, with the most frequently ordered item being mini fish and chips accompanied by curry sauce. Peas, beans, and gravy also feature regularly on the menu.
As Stephen humorously observed about their unique living arrangement: "It's like a four-bed house with a large deep fat fryer in the living room. Of course it's not literally in the living room — but it's always an option when you're doing the dinner."
The property represents a distinctive opportunity for buyers seeking a residential property with commercial potential or simply additional flexible space in a well-established Sheffield community.
