Falkirk has been named the UK's fastest-selling property hotspot, with homes taking an average of just 11 days to sell in July 2026, according to Zoopla.

Scotland dominates top 10

The property website's roundup, shared on Tuesday, August 18, placed the Central Lowlands town at number one, with an average selling time one day faster than the previous year. Falkirk's popularity is attributed to its location roughly halfway between Edinburgh and Glasgow, making it a commuter town for Scotland's two largest cities.

Renfrewshire and North Lanarkshire follow in joint second place, with homes selling in 13 days on average. South Lanarkshire, East Ayrshire, East Renfrewshire, and West Dunbartonshire each recorded 14 days, while Stirling and Glasgow City tied at eighth with 15 days. Clackmannanshire rounds out the top 10 at 16 days.

Why Scotland leads

Zoopla attributes Scotland's dominance to its distinct sales market, where homes are typically marketed as 'offers over' a price, with valuations and home surveys available. This system, along with generally more affordable homes, has made Scottish markets faster.

In contrast, Melton in the East Midlands was the slowest-selling hotspot, averaging 76 days — a 21-day increase from July 2025. Around half of the local authorities analysed saw a rise in the average time to sell over the past year.

Expert advice for sellers

Richard Donnell, executive director at Zoopla, said: "While the national time to sell has barely moved, that stability is masking a real divide opening up between local markets. In areas like Melton in Leicestershire, homes are taking noticeably longer to sell than a year ago, while markets just a short drive away are speeding up."

Donnell added: "If you're selling in a slower market, don't take a 'wait and see' approach—talk to a local agent who knows what's happening street by street, and make sure your home is priced right from day one."

Zoopla's research tracked the period from first listing to sales agreed, with some local authorities excluded due to small sample sizes.
