Dwelly expands portfolio past 16,000 homes with two more deals
Dwelly portfolio tops 16,000 homes after two acquisitions

Dwelly has completed two further acquisitions, taking its managed property portfolio beyond 16,000 properties and bringing its total number of deals this year to 13. The latest transactions involve the lettings portfolio of Hull-based Symonds & Greenham and Worcestershire estate and letting agency Michelle & Co. Together, the deals add approximately 475 fully managed properties, taking Dwelly’s total portfolio to around 16,140.

Two deals, two different approaches

In Hull, Dwelly has acquired around 200 fully managed properties from Symonds & Greenham through an asset-only transaction. The portfolio will transfer into Lime, Dwelly’s existing lettings business in the city. The move expands the group’s presence across Hull and East Yorkshire without adding another standalone agency operation.

Meanwhile, Dwelly has acquired Michelle & Co, an independent estate and letting agency based in Barnt Green, Worcestershire. The deal adds approximately 275 fully managed properties. Unlike the Hull transaction, Michelle & Co will continue operating as a standalone business within the group. Its director, Michelle Mehjoo, will remain involved on a consultancy basis to support the transition.

The contrasting transactions reflect Dwelly’s approach to expansion, which includes buying entire agencies as well as individual managed portfolios.

Acquisition tally reaches 13

Dwelly has now completed 13 acquisitions in 2026, expanding its operations across London, the Midlands, Yorkshire and other regional markets. The group is targeting further opportunities as it looks to increase its share of the UK lettings market. It is also investing in AI-based technology to automate administrative tasks and support its property management operations.

Sam Humphreys, head of M&A at Dwelly, said: “Surpassing 16,000 properties under management is another significant milestone for Dwelly, particularly as we’ve reached it through 13 acquisitions in 2026 alone. But what’s more important than the number itself is the strength and breadth of the business we’re building.

“Our latest acquisitions are different in nature, but both serve to strengthen our growing national presence, whether that’s through the integration of additional lettings stock into an existing operation or the acquisition of an established independent agency.”

Humphreys said the company would continue pursuing different types of transactions. “We don’t believe there’s a one-size-fits-all approach to acquisitions. Our ability to offer different solutions, whether that’s a full business acquisition, a succession plan for an owner or the purchase of a managed lettings portfolio, is an important part of how we’re able to continue growing at pace.

“The private rented sector is becoming increasingly complex, but our confidence in its long-term future remains unchanged.”

Michelle & Co retains local identity

Mehjoo said retaining the agency’s identity was an important consideration in the sale. “Having built a business around providing a personal service to our landlords and tenants, it was important to find a buyer who understood the value of those relationships and the reputation we’ve established locally.

“Dwelly’s approach means Michelle & Co can retain its identity while benefiting from the investment, technology and wider support of a much larger organisation.

“I’ll be remaining with the business to support the transition and ensure continuity for our clients and team, and I’m looking forward to seeing the business continue to develop as part of the Dwelly group.”
