Plans for a new housing development on the site of a former Bridgend care home have been approved by the local council. The proposal by Bellway Homes will transform the former elderly care home and historic boys' home at Craig Y Parcau into 120 new residential homes.
The site, located south of Bridgend between the A48 and New Inn Road, received approval at a council planning committee. The land had been earmarked for housing in the local development plan (LDP).
Development Details
Once completed, the development will span two distinct parcels of land and involve the demolition of existing buildings, including the former Llanerch Residential Home and Craig Y Parcau boys' home. These will be replaced by two-, three-, four-, and five-bedroom homes, each with car parking spaces and private drives.
Approximately 24 of the new homes will be designated as affordable housing. Many of the existing trees and ancient woodland running centrally through the site will be retained.
Infrastructure Improvements
Updated plans from March 2026 include two new signal-controlled pedestrian and cycle crossings on the neighboring A48, along with a signal-controlled junction to serve as access to the site. The developer will also fund a traffic regulation order to reduce the speed limit to 40mph in the vicinity, and an active travel route linking the A48 and New Inn Lane.
Councillor David Harrison questioned the decision to change access from the existing roundabout on the A48 to a new signal-controlled junction. Officers explained that the roundabout would eventually be removed and replaced with the traffic light junction as part of larger developments under the LDP.
Councillor Ian Williams noted residents' concerns about added pressure on the highway system, which already experiences queues from Ewenny roundabout to Laleston roundabout on certain days. In response, officers stated that the new junction would improve traffic flow through the area.
Following discussions, the application was unanimously approved by members in line with officers' recommendations.
