In a dramatic fall from grace, Andrew Mountbatten Windsor faces eviction from his 30-room Windsor mansion after being stripped of his prince title by King Charles.

The Royal Eviction

This time last year, Andrew was planning extensive renovations for Royal Lodge, seeking design advice from his son-in-law Edoardo Mapelli Mozzi. The property developer, married to Princess Beatrice, visited the Berkshire residence several times in November to discuss modernising the 17th-century property.

Andrew had been "so chuffed" about remaining at the Great Windsor Park home that he began planning large-scale improvements. However, these plans have been completely abandoned as the disgraced royal now prepares to pack his belongings instead of sampling paint swatches.

A Property in Disrepair

The Royal Lodge had fallen into a state of extraordinary disrepair under Andrew's care, with reports revealing cracks and mould appearing on outer walls. The £30 million property required significant work, with repair costs likely affecting any compensation Andrew might receive upon leaving.

Edoardo Mapelli Mozzi, founder of Banda Property, was perfectly positioned to advise on the renovations. The 42-year-old property expert had previously worked on multi-million dollar developments through his company.

Family Fallout and New Beginnings

Andrew's banishment comes as King Charles issued a rare Letters Patent formally removing his brother's titles and HRH status. The father-of-three will relocate to a private residence on the Sandringham estate in Norfolk, effectively beginning life as a commoner.

The scandal has affected the entire York family. Sarah Ferguson, who has lived with her ex-husband at Royal Lodge since 2008 despite their 1996 divorce, is reportedly preparing to move to Portugal. She's expected to stay in a "grand suite" at Princess Eugenie and Jack Brooksbank's £3.6 million oceanfront villa.

Meanwhile, Edoardo Mapelli Mozzi has maintained a low profile since the scandal intensified. His social media activity has focused exclusively on business matters since August, when he last posted personally to wish Beatrice a happy birthday.

The property developer shares two daughters with Beatrice - Sienna, born in September 2021, and Athena, born prematurely in January 2025. He also has a son, Christopher Woolf, from his previous relationship with Dara Huang.

As Andrew turns 65, family celebrations are likely to be subdued ahead of his departure from the royal residence he's called home since 2004, marking the end of an era for the disgraced duke.
