Six-Storey Flats Approved in Woodford Green

Redbridge Council has approved plans for a six-storey block of flats in Woodford Green, despite opposition from some councillors. The development will see two shops on Snakes Lane East demolished to make way for 18 self-contained homes, comprising four one-bedroom and 14 two-bedroom apartments.

Housing Target Contribution

All new homes are intended for sale on the open market, contributing to the borough's annual housing target of 1,409 units. The developer's agent stated the project targets first-time buyers, young families, and young couples on a brownfield site. Construction is expected to be completed within three years.

Council Decision

The scheme was approved at the council's planning committee meeting on Wednesday, although two Conservative members voted against it, and Green councillor Kallan Greybe abstained. Tory councillor Joel Herga acknowledged the scheme had merits but raised concerns about the building's height impacting the surrounding conservation area.

The developer argued that the height was considered acceptable by architecture experts, with low harm to the area. They added that the provision of new housing outweighed any perceived low-level harm.

Traffic and Public Transport

Addressing residents' fears about increased congestion, the council estimated that 80% of journeys to and from the site would be via public transport. It stated that five daily trips by service vehicles would not harm traffic flow or local public transport use.

Before the meeting, six residents wrote in support of the plans, describing them as much-needed and stating they would improve the area and boost the view of Station Approach.

Committee Changes

The planning committee has seen changes since the local elections, where Labour lost 15 seats. It is now chaired by Councillor Guy Williams, replacing former councillor Shoiab Patel.
