New images have been released showing plans for a 17-storey tower block next to the historic Marble Arch pub in Manchester. The McGoff Group is behind the proposal, which would transform the area on Rochdale Road into a residential development featuring 153 flats.
Development Details
The proposed building will include a mix of one, two, and three-bedroom homes, along with green open space. The development is part of phase II of the Downtown Victoria North scheme, with phase I already delivering 237 apartments due to complete this summer.
Concerns from the Marble Arch
The grade II-listed Marble Arch pub, dating back to 1888, has expressed concerns that the planned building could 'belittle' the historic venue. The pub shared its worries online, highlighting the importance of preserving the character of one of Manchester's historic drinking dens.
Funding and Revisions
The proposals are backed by a £27m loan from the Greater Manchester Combined Authority (GMCA), part of the Good Growth Fund approved in May. McGoff Group directors say they have revised the original plans based on feedback. The building will be located 13 metres away from the pub, with a dedicated green space separating the two.
Chris McGoff, director at the McGoff Group, stated: "The release of the new, official visuals will allow local residents as well as potential city centre renters the opportunity to understand more clearly how this proposed development will look. We have worked closely with the council and several specialist organisations to ensure the scheme is environmentally considered, efficient and sustainable."
Economic and Community Impact
McGoff added: "Ultimately, the redevelopment of this brownfield land will not only provide much needed, high quality, modern housing in the city centre for a rapidly growing rental market, but also drastically improve the street scene of Rochdale Road, a key objective of the council. The funding received from the GMCA highlights their support of our plans to deliver new homes."
The interest in phase I of Downtown Victoria North supports both the council's regeneration project and the demand for additional housing, which phase II will provide. Jobs will be created, and the development will inevitably boost the local economy.
