Moveli launches earnings calculator to attract self-employed agents

Self-employed estate agency network Moveli has launched an earnings calculator designed to attract agents considering leaving traditional high street businesses. The move follows rapid expansion at the upper-market brokerage, whose network has more than tripled in two years to over 100 self-employed agents across the UK.

Brothers founded Moveli in 2018

Brothers Ben and Chris Littlewood founded Moveli in 2018. The company says many recruits previously held senior positions at traditional estate agencies, including sales managers and directors. Its model allows agents to operate independently while accessing Moveli’s brand, technology and infrastructure.

Moveli says its network has completed almost £1bn in property sales, with an average sale price of approximately £1.2m. The company also claims its brokers have more than 2,000 years of combined industry experience, with each agent having worked in property for around 20 years on average.

Calculator highlights potential 46% fee income boost

Moveli’s new Earnings Calculator allows agents to assess their potential income under its self-employed model. Users enter their average property values, commission rates and conversion figures. The tool then calculates the valuations, instructions and sales needed to reach a target income.

Moveli claims agents could increase expected gross fee income by 46.4% without generating additional valuations. The calculation assumes a 10% improvement across four performance measures: average property value, commission percentage, valuation-to-instruction conversion and instruction-to-completion conversion.

For example, an agent might increase their average sale price from £1m to £1.1m, while their commission rate could rise from 1.5% to 1.65%. Valuation-to-instruction conversion would increase from 30% to 33%, and instruction-to-completion conversion would improve from 50% to 55%. Together, these changes would increase expected gross fee income by 46.4%.

Alternatively, agents could achieve the same expected fee income from approximately 32% fewer valuations. However, the calculations are illustrative and do not account for operating costs or the challenges of achieving these improvements.

Self-employed networks compete for experienced agents

The calculator comes as self-employed agency networks compete with traditional businesses for experienced staff. Moveli has targeted senior negotiators, managers and directors seeking greater independence. Its model allows brokers to run their own businesses while retaining access to central support.

The company says its expansion reflects growing interest in alternative agency structures. Although Moveli developed the calculator to support recruitment, the underlying calculations also apply to traditional estate agencies. The calculator is available at calculator.moveli.co.uk.
