Single buyers now account for nearly two-fifths of all first-time property purchases in Britain, according to a comprehensive new analysis from property website Zoopla. The study highlights how affordability constraints often work against single earners, making the dream of home ownership more challenging for those attempting to "go it alone."

Zoopla's research specifically examined prices for smaller homes with one or two bedrooms, comparing these figures with average incomes for single earners across Britain's regions.

Richard Donnell, executive director at Zoopla, explained: "Buying a home can feel out of reach for many singles who have to rely on just one income to cover mortgage and other costs of home ownership. Rising incomes and lower mortgage rates mean that owning a home by yourself is increasingly possible."

Donnell emphasized that for many single buyers, this means purchasing smaller properties where prices have risen more slowly than larger, family-sized homes in recent years.

Zoopla's analysis pinpointed specific cities where single home buyers have the best chance of getting on the property ladder:

  • Scotland: Aberdeen emerged as the most affordable city, with typical first-time buyer homes costing approximately three and a half times average earnings.
  • Wales: Swansea was identified as the most affordable Welsh city, with homes costing around four and a half times the earnings of a single first-time buyer.
  • London Area: Havering was named the most affordable borough, with one or two-bedroom homes averaging £305,200 – approximately 7.3 times the average income of £41,600 for single buyers.

Strategic Buying Approaches for Single Purchasers

Kesha Foss-Smith, regional director at John D Wood & Co, noted a significant shift in buying behavior: "Single buyers are becoming far more strategic about where and what they buy. Many are prioritizing affordability over postcode prestige and choosing areas that still offer good transport links, local amenities and long-term value."

Foss-Smith added: "The combination of stabilising house prices and improved mortgage rates has opened doors again, and we're seeing renewed confidence in the market, particularly for one and two-bed homes. With more choice coming on to the market and sellers being more open to negotiation, this is one of the more favourable windows we've seen for single buyers in recent years."
