The M6 postcode in Salford has emerged as Greater Manchester's property hotspot, with average house prices surging by 25.6% over the past year, according to the latest Land Registry data analysed by the Manchester Evening News.
Homes in the M6 area—covering Claremont, Irlams O' Th' Height, Charlestown, and Whit Lane—sold for an average of £238,033 in the 12 months to the end of May. That represents an increase of £48,523 compared to the previous year, the largest percentage rise of any postcode area in the region with 20 or more sales.
Top Rising and Falling Areas
The SK1 area of central Stockport recorded the next highest rise, with properties selling for an average of £231,855—up £44,842 (24%) year-on-year. Other notable increases include M9 (Harpurhey and Blackley) with a 13.8% rise, M21 (Chorlton and Firswood) up 11.8% to an average of £395,390, and M29 (Tydesley and Atherton in Wigan) rising 10.7% to £230,731.
In total, 49 postcode areas in Greater Manchester saw prices increase, while 39 experienced declines. The steepest drop was in the M1 postcode of Manchester city centre, where homes sold for an average of £236,959—27.6% lower than the previous year. The M15 area (including Castlefield, Hulme, and Manchester Science Park) fell 24.5%, followed by M5 (Ordsall and Seedley in Salford) down 16.2%, M4 (Ancoats and the Northern Quarter) down 11%, and OL15 (Littleborough, Shore, Smithybridge and Summit in Rochdale) down 9.2%.
Cheapest and Most Expensive Areas
The most affordable postcode to buy a home is M38 (Little Hulton in Salford), where the average sale price was £171,275. Other low-cost areas include BL4 (Bolton, Farnworth and Kearsley) at £173,527, OL8 (Bardsley in Oldham) at £178,206, M18 (Abbey Hey in Gorton) at £183,629, and WN7 (Hope Carr, Wigan) at £184,250.
At the other end of the scale, WA15 (Altrincham) had the highest average sale price at £617,519, followed by WA14 at £489,267 and SK7 (Bramhall in Stockport) at £464,001. These figures apply to postcode areas with at least 20 sales over the last 12 months.
