Free property packs aim to cut five weeks off sales delays

Estate agents and mortgage brokers can now access free, unlimited upfront property information packs through a new YouConvey scheme, which the conveyancing firm says could cut up to five weeks off property transactions. The service has been launched without subscription fees or any requirement for clients to instruct its conveyancers.

The move targets one of the biggest frustrations facing agents: delays caused by missing paperwork and incomplete property information. YouConvey says providing key information earlier could help sellers prepare for a sale before finding a buyer.

Free reports for agents and sellers

Under the scheme, estate agents can obtain a free Material Information Report powered by property data provider Sprift. The report aims to help agents gather the information needed to market a property and meet their disclosure obligations.

Sellers can also complete standard property questionnaires online through YouConvey’s portal, with support from an adviser. An optional £50 search is available to help prepare the legal paperwork ahead of an agreed sale. The package also includes a conveyancing quote and up to £1,500 in protection against costs if a transaction falls through.

YouConvey says agents can request unlimited packs for clients who have not yet instructed a solicitor.

Mortgage brokers also included

Mortgage brokers can access a similar service for prospective buyers. By submitting a property address, brokers receive a free Key Property Facts report. The service also provides conveyancing quotes through the Smoove platform, with no abortive legal fees under the quoted arrangement.

YouConvey says neither service requires a subscription or commitment to use its conveyancing services.

Can it really cut five weeks off transactions?

YouConvey claims its approach could reduce the time to completion by up to five weeks. However, the company has not provided supporting transaction data or explained how it calculated the potential saving.

The initiative combines early property information with digital onboarding and regular updates throughout the conveyancing process. Dedicated Home Mover Advisors work seven days a week, liaising with conveyancers and providing weekly progress reports to clients and introducers. The aim is to reduce the time agents spend chasing updates and resolving problems after a sale has been agreed.

‘The industry has spent years debating upfront information’

YouConvey founder Eddie Goldsmith, a former chairman of the Conveyancing Association, believes the cost of obtaining information early has held back progress.

“The industry has spent years debating upfront information and complaining about transaction delays, but very few have stepped forward to make that data completely free for agents and their clients,” he said.

“By providing free Material Information reports through Sprift, we are helping agents tick the compliance box immediately while getting sellers legally prepared before an offer is even on the table.

“When you combine early data with our online onboarding and proactive weekly updates, you eliminate the weeks of dead time that cause deals to fall through.

“It gives agents and brokers a practical, cost-free tool that protects their pipeline and gets their clients moving sooner.”

The scheme launched this month and is available to estate agents and mortgage brokers across the market. While the initial information packs are free, sellers who choose the optional search must pay £50. The company has not disclosed the eligibility conditions for its £1,500 abortive transaction protection. Agents and brokers can request access by contacting YouConvey directly.
