105-home plan for Bury golf course branded 'catastrophic'

A proposal to build 105 homes on part of Stand Golf Course in Bury has been met with fierce opposition, with residents describing the plan as 'catastrophic'. The scheme, submitted by Stand Golf Club and Westshield Ltd, would see the existing clubhouse demolished and rebuilt on the opposite side of the course, freeing up land for 45 houses and 60 retirement apartments.

Over 100 objections lodged

More than 100 objections have been filed with Bury Council against the development. Concerns include increased traffic congestion, strain on local services, loss of natural habitats, and noise and light pollution. One resident said: 'This proposal not only breaks my heart but makes me wonder when will we ever learn about the importance of our green areas.'

Another objector stated: 'This is green belt land with a huge amount of wildlife including bats, hedgehogs, deer and a wealth of different birds. They are proposing cutting down established trees for what? All for a golf club house with better shower facilities. The effect on the local residents with noise, traffic, pollution and road safety will be catastrophic.'

Club's rationale for development

Applicants argue the development is necessary to secure the long-term future of Stand Golf Club. The current clubhouse is in declining condition, leading to reduced income as clubs and community groups are unwilling to use it. The new clubhouse would feature a shop, indoor swing rooms, members lounge, bar, kitchen, terraces, and a separate suite for weddings and events. The scheme also includes regeneration of the Old Standians sports ground, which is currently disused and in poor condition after a fire destroyed its changing facilities.

The housing is needed to fund the new clubhouse, according to planning documents. The homes would be a mix of two-, three-, and four-bed houses, along with one- and two-bed apartments. Access would be off Ashbourne Grove, with four houses accessed via West View Grove, and 89 parking spaces proposed.

Local councillor objects

Local Reform councillor Shadman Zaman has registered his objection, saying he is 'deeply concerned' the plan would 'result in significant and harmful impacts upon the surrounding residential area, local infrastructure, environmental character and wider community amenity'. He noted that the area already experiences substantial peak-time congestion, school-related traffic pressures, and parking difficulties, and that the development would worsen these issues.

Some support for the plan

Despite the opposition, a handful of comments in support have been submitted. One supporter said the proposal would bring a 'much needed boost to the local economy' and create construction and golf club jobs, while also addressing the need for housing. Another resident of Ringley Road said: 'As a resident for the last 20 years my family are delighted and 100pc behind this application... It would be a disaster if the club closed, and I dread to think what would happen to the area then.'

The application is currently under consideration by Bury Council.
