Property Blunders That Could Slash Your Home Value by 20%
Mistakes That Devalue Your Home by Up to 20%

Whether you are preparing to sell your home or simply curious about its market value, obtaining an estate agent valuation is a wise step. An estate agent's assessment considers both the strengths and weaknesses of a property to determine an accurate asking price. While it is easy to highlight the features you love, have you considered what might deter prospective buyers and reduce your home's value?

Expert Insights on Property Devaluation

Property expert Danny Johnson from Danny Buys Houses has shared insights on elements that can diminish a property's worth. He stated, 'After buying and selling hundreds of houses, I found the following factors devalue a house in most people's opinion.'

Outdated Windows

Nobody wants to live in a draughty home or one that struggles to retain heat. Poor-quality windows play a major role in determining a property's value. Inadequate windows will inevitably need replacing, and buyers generally expect double-glazed windows as a basic requirement. Danny suggested that outdated windows could reduce a house's value by approximately five to ten percent.

Unattractive Brickwork

According to the specialist, many older properties from the 1960s and 1970s feature 'horrible brick colours' that can immediately put off buyers. Danny noted, 'This quickly turns off a lot of buyers and can devalue a house by as much as ten percent.'

Poor DIY Additions

The most significant decreases in property value come from poorly executed DIY projects. While DIY can be an economical approach to home improvements, it must be done correctly. Shoddy workmanship, poor paintwork, and unauthorised modifications can make potential buyers 'run for the hills' and are an 'immediate turn-off.' Danny cautioned that these 'bad additions' could 'quickly devalue the home by as much as twenty percent.' Investing in professional decorators, builders, and renovation experts is worthwhile if you aim to boost your property's value.

Outdated Carpets

Most modern homes opt for hardwood flooring rather than carpet, and there is a solid reason for this design choice. Danny explained, 'Having outdated carpet reduces the value of a house by five percent or more, depending on how much of the house has it.'

Bedroom Accessibility

Bedrooms that are only reachable by passing through other bedrooms can be a significant deterrent for prospective buyers. The property expert stated, 'This negatively impacts the house in the same way as having one less bedroom would.'
