50 New Affordable Homes Proposed for Little Hulton

Around 50 new affordable homes could be built on undeveloped land in Little Hulton if a £14m scheme is approved by Salford council.

Development Details

Developer Stonebond Properties has teamed up with Great Places Housing Group, an affordable housing firm, to build 50 new family homes off Manchester Road West. The new estate will sit beside 71 affordable homes already currently under construction.

The scheme involves turning a 1.26 hectare triangular plot of land behind the Dun Mare pub into a new neighbourhood with 'attractive, active and lively streets'. Plans submitted by Mr Jake Crompton include a mixture of detached, semi-detached and mews style properties arranged around a Y-shaped road layout.

Home Types and Affordability

The houses would include two, three and four-bedroom houses, with private gardens and at least one parking space. All of the homes are classified as 'affordable', with around 30 per cent due to be offered for 'affordable rent', usually around 80pc of the market value. Rents for two-bed homes in the area are currently around £1,100 per month.

The remaining homes will be offered under shared ownership. Families will be able to purchase between 10pc and 75pc of the full market value of the property, at the current market rate.

Developer Comments

Developers claim: "The proposals present an opportunity to create a development which incorporates the natural landscape setting for quality, family homes within the locality."

Funding and Consultation

The development would be partially grant-funded through Homes England, with the total value of the project estimated between £13m and £14m.

No objections have been submitted to the application so far, but the developers carried out a public consultation, which seven people responded to. Comments mainly related to impacts upon highways and local services, according to the developer, which they say 'will be explored further during the application’s determination process with relevant consultees'.

Part of Larger Project

The project is phase two of a three-stage project with a total of 181 houses, with one portion of building already underway on land near to Wharton Lane, and planning permission granted for a further 60 houses just over the border in Bolton.
