The Mole Clinic Holdings Limited, which operates five central London locations as well as clinics in Manchester, Bristol, and Glasgow, will occupy the ground floor, which has been vacant for an extended period despite marketing efforts.

According to planning documents, the proposed development will bring the ground floor into active and beneficial use, delivering a high-quality healthcare facility within a sustainable city centre location. The clinic is expected to generate approximately 10 full-time equivalent jobs and provide a unique specialist service to residents.
The application states: “The proposed development will bring the ground floor of the building into active and beneficial use, delivering a high-quality healthcare facility within a sustainable city centre location.” It also notes that the mole clinic is a small-scale healthcare use that would retain an employment-generating use on the site, exhibiting similar characteristics to an office use in terms of comings and goings, hours of operation, and general activity.
Operating Hours and Building Status
Proposed working hours for the clinic are between 8am and 10pm from Monday to Sunday. The site is located within the Windsor Place Conservation area, described as having a mix of commercial, retail, and leisure uses. No physical alterations are planned for the exterior of the property, preserving its grade II listed status.
The application reads: “In amenity terms, the proposed medical use of this nature would not give rise to adverse impacts on neighbouring occupiers, given its comparable characteristics to office use and controlled hours of operation.” The company promises to provide “a much-needed and important facility for residents.”
