Kinnettles Hotel in St Andrews closes, 12 jobs lost

Kinnettles Hotel, a boutique hotel in the Scottish seaside town of St Andrews, has closed its doors after the company behind the business entered liquidation, leaving 12 employees without jobs.

The hotel, located on North Street, offered 15 bedrooms alongside a bar, spa and restaurant. It was situated about 200 yards from the Old Course, the famous golf course, making it a popular choice for tourists.

Liquidation and affected businesses

Liquidators were appointed to Kinnettles Hotel Limited last month, according to The Courier. The closure also affects two connected Fife businesses: Kinnettles Mansion near Guardbridge and Kinnettles Castle near Forfar.

All three properties were put on the market earlier this year for a combined £15 million, but the businesses have since run into financial difficulty.

Liquidator's statement

Callum Carmichael, a partner at FRP Advisory, was appointed joint provisional liquidator. He said the hotel had played an established role in St Andrews' hospitality industry for many years but could not overcome the challenges facing the sector.

Speaking to The Courier, he said: "Kinnettles Hotel has been a well-established part of St Andrews’ hospitality sector, offering boutique accommodation in the heart of the town for many years."

"Despite its established presence, the challenges facing the business and many like it in Scotland’s hospitality sector ultimately proved insurmountable."

Mr Carmichael added: "Our focus is now on safeguarding the assets of the three companies and supporting those affected."

Restaurant tenant affected

The sudden closure has also left a restaurant operator searching for a new home after he was unable to access the hotel premises.

Gidi Grill, a West African and Afro-Caribbean restaurant owned by Mo Adeniyi, had been operating from the hotel since 2025. Mr Adeniyi told the newspaper that he tried to enter the building on September 23, the day after Kinnettles Hotel Limited went into liquidation, only to find he could no longer get inside.

He said: "The building was taken over by someone else but we hadn’t been told. I’ve been trying to get hold of the owner."

The restaurant owner is now looking for another premises to continue operating.

Wider portfolio impact

The collapse has affected the wider Kinnettles portfolio, which catered to private events and exclusive bookings. Kinnettles Mansion was marketed as a venue for private hire, while Kinnettles Castle hosted weddings, corporate functions and other exclusive events.

The closure marks a significant setback for the businesses and their employees, with the liquidators now focused on protecting the companies' assets and assisting those affected by the collapse.
