The confirmation comes from a decision notice that instructs an officer at H&F Housing Developments, a council-owned company, to enter into an agreement with Gail's for one of the units. The lease is subject to open market rent with five-yearly reviews and includes a rent-free period.

According to the documents, the grant of the lease will be a crucial step in activating the Civic Campus, with Gail's acting as a key anchor tenant. The agreement will serve as a catalyst for marketing and leasing other commercial units on the site.

Development Details

The Civic Campus, one of Hammersmith and Fulham Council's flagship schemes, will feature cultural amenities, bars, restaurants, homes, a refurbished Town Hall, office space, and a cinema operated by Curzon.

Neither Gail's nor the council commented, as the lease has not yet been signed. The opening date remains unclear.

Project Challenges

The project has faced delays, with main contractor Ardmore entering administration earlier this year. Construction has been affected by Brexit and a 2022 on-site accident. The council previously stated it was aware of Ardmore's situation and had prepared accordingly, with a full opening expected this summer.

Some Gail's openings in London have faced opposition from residents concerned about impacts on independent businesses.
