This transaction, finalised this week, represents one of the highest prices ever paid for an Australian pub, underscoring the venue's significant value and prestige in the hospitality sector.

Generational Transition After Five Decades

The sellers were the long-standing Thomas family, who have operated the bustling watering hole on Military Road for over five decades. The sale concludes a process that began in 2022 when the family listed The Oaks on the market, initially seeking expressions of interest in the range of $175 million. Although the final price is understood to be slightly below the original asking figure, the multi-million dollar deal has now been successfully completed, securing the future of this beloved establishment.

Andrew Thomas, representing the family, explained that the timing was right for the transition. 'It's the right time for the family to move on, and the Gallagher family are the right custodians to pass the baton to,' he told Mosman Collective. 'The Oaks is one of a kind and has been an enormous part of our family history. We'll leave with fond memories and many friends. It holds a very special place in the Australian hotel landscape and in the hearts of the community.'

Gallagher Family's Strategic Acquisition

This acquisition marks a major strategic move for the Gallagher family business, positioning them alongside other prominent pub owners such as the Laundy family and Justin Hemmes. Patrick Gallagher, co-owner of Gallagher Hotels, described the purchase as a pinnacle moment for his family. 'Suffice it to say, obviously, we're extremely excited,' he told the Australian Financial Review.

Patrick, who runs the business with his wife Angela and three of their four children—Jack, Sophia, and Austin—emphasised that buying The Oaks is viewed as a long-term, generational investment. 'It's one of those generational opportunities – something we'd be hanging on to ourselves for well past [when] I'm dead.' He added that there are no immediate plans for major updates or renovations, though the new owners may 'tweak' a few elements in the near term.

Venue Features and Historical Significance

Located on Sydney's lower north shore, The Oaks is renowned for boasting one of the city's best outdoor beer gardens, centred around an 80-year-old English oak tree from which the pub derives its name. The venue offers a diverse range of amenities for patrons, including:

  • Alala's Cocktail Bar
  • The Bar and Grill restaurant
  • Function spaces
  • A high-end bottle shop
  • A gaming room

The Oaks' storied history spans over 145 years, beginning in 1880 as the first hotel on Military Road. In 1938, the brewing company Tooth & Co constructed the current Art Deco building on the site. David 'Taffy' Thomas first acquired the leasehold from Tooth & Co in 1975, backed by his mother Alala, and over the following decades, the family transformed it into the large, multifaceted pub it is today.

Development Potential and Market Interest

Interestingly, the venue sits on a 2,188-square-metre site with B4 Mixed Use zoning and planning guidelines, which permits development of up to five storeys, subject to council approval. However, the new owners have assured that there are no immediate plans for such changes, focusing instead on preserving the pub's character.

When the Thomas family put The Oaks on the market in 2022, it attracted significant interest from high-profile prospective buyers, including Australian pub baron Justin Hemmes and an unnamed but well-known movie producer. Rumours also circulated that British chef Rick Stein was part of a consortium interested in purchasing the venue, as he had publicly expressed his admiration for The Oaks as his favourite Sydney watering hole. Stein humorously addressed the speculation in an interview with Broadsheet last year, saying, 'There was a persistent rumour that I had bought [The Oaks] for $175 million – if only!'

Expanding Pub Empire

The Gallagher family has been steadily expanding their pub portfolio through a series of multi-million dollar acquisitions in recent years. Notable purchases include:

  1. Jacksons on George, acquired for about $20 million in March 2025 and subsequently revitalised and relaunched.
  2. The Longueville Hotel in Lane Cove, purchased for around $50 million in 2022.
