Housing association Gentoo Group has submitted a planning application for significant maintenance works to improve the thermal performance of two tower blocks in Roker, Sunderland. The scheme targets the Church Street North and Dock Street high-rise buildings.
Window Replacement to Address Deterioration
An accompanying design and access statement confirms the project seeks to replace the windows to "resolve thermal performance issues." The existing double-glazed windows, refurbished in 1996, were not scheduled for "lifecycle repairs" until 2036, but growing complaints and repair concerns indicate they have deteriorated faster than expected.
Gentoo stated the works form part of its "ongoing commitment to providing warm, safe and decent homes for our customers." The improvements include "replacement of windows and external panels, roof improvements and external decoration and render repairs, helping to improve the energy efficiency and overall performance of the buildings."
Benefits and Next Steps
Sam Granger, assistant director of asset strategy and data at Gentoo, said: "These improvements would help make homes warmer, more comfortable and more affordable to heat, while also extending the lifespan of the buildings."
Residents have been informed of the proposals. Subject to planning approval, the outcome of the tender process, and approval from the Building Safety Regulator, Gentoo will assess the project's viability and determine next steps. Granger added: "All work we carry out on our high-rise buildings must meet strict building safety requirements. This includes detailed design checks, safety reviews and formal approvals at several stages, and we will keep customers informed throughout the process."
She continued: "We know that customers want homes that are comfortable, energy efficient and fit for the future. If approved and progressed, this project would support our ambition to improve the energy performance of our homes while ensuring our high-rise buildings remain safe and desirable places to live."
A ruling on the proposal is anticipated following a period of public consultation.
