Revised Plan for 32 Affordable Homes in Maybole Lodged

Ayrshire Housing has lodged fresh proposals for a patch of land in Maybole where they hope to build 32 affordable homes. The site lies to the north of Queen's Terrace and involves the building of two storey homes and accessible bungalow accommodation.

Previous permissions and revised approach

Planning permission was previously granted for residential development of the site, but this permission expired without the development taking place. A subsequent application was granted permission for a 22-unit residential development on the site. The current proposal represents a “revised approach” to the development of the site.

The scheme also involves associated access, parking, drainage infrastructure, hard and soft landscaping and the introduction of external amenity space. The agent in the proposals is Glasgow-based DO-Architecture.

Details of the proposed development

A supporting statement said: “The revised development comprises 32 homes arranged within seven residential blocks. The housing mix has been simplified from the previously approved scheme, removing the cottage-flat arrangement and establishing a two-storey terrace form together with accessible single-storey accommodation.”

According to the proposals there would be 24 two-bedroom and eight three-bedroom homes.

Social rent and community impact

The design and access statement continues: “The revised development will provide 32 new homes for social rent for Ayrshire Housing, including a mix of two-bedroom and three-bedroom accommodation and accessible housing. The proposals make more efficient use of the site while continuing to respond to the principal constraints and opportunities identified through the previous and current design process.

“Overall, the proposals seek to deliver a high quality well-connected and sustainable residential development which responds appropriately to its Maybole context and contributes directly to the provision of affordable housing within South Ayrshire.”
