Newcastle approves 155-home Great Park development

Newcastle city councillors have approved plans for a 155-home development north of Great Park, despite concerns that the scheme would "lock out older generations" from downsizing.

The proposals, submitted by Taylor Wimpey and Persimmon Homes, will see the construction of 36 two-bedroom flats, 14 two-bedroom houses, 86 three-bedroom houses, and 19 four-bedroom houses on the site. Of these, 15% — a total of 23 dwellings — have been reserved for affordable housing.

Council accepts commuted sum for affordable homes

The local authority said it would be "comfortable" with a commuted sum for 15 affordable or social homes to be provided off-site. Developers will contribute more than £1.7 million towards primary education, healthcare, and off-site sports facilities as part of the development.

The plans drew five objections from nearby residents of Great Park, who raised concerns about the capacity of local schools, the loss of green space, and the lack of bungalows in the proposals.

Councillor warns of ageing population

Liberal Democrat councillor for Castle Ward, David Down, who objected to the scheme, said: "The absence of such accommodation locks out older generations from downsizing within their own neighbourhood, freezing the housing ladder. With an ageing population, isn’t this unwise?"

He added: "We are in need of high-quality and affordable housing on the Great Park, absolutely, that young people can afford to rent and buy. Without them, we will fail our youth in the years to come, who will end up at home with their parents or having to move away from the community in which they grew up."

The council’s planning committee was told on Friday that there was no policy requiring the construction of bungalows, but that a 66-bed care home was currently under construction nearby. The area is also served by a Morrisons, a pharmacy, and a dental surgery.

Developer welcomes approval

Following the committee’s unanimous vote in favour of the application, David Stephenson, Persimmon North East head of planning, said: "We are delighted to have these plans for new, high-quality homes in Newcastle Great Park approved.

"This site will provide a broad mix of homes, as well as public open spaces that the public can enjoy. We’re sure this development will prove popular with local homebuyers."
