Liverpool Shopping Park has secured planning permission for an £8 million expansion that will add 40,000 square feet of retail space, bringing the total to 277,000 square feet. The development includes relocating existing tenant M&S Food to a larger 24,500 square foot store, with the retailer committing to a 15-year lease.
Final Phase of Retail Destination
The expansion comes nine years after the park first opened on Edge Lane in October 2017 and marks the completion of the retail destination. Derwent Estates will appoint a contractor in the coming weeks, with construction due to start before the end of 2026.
Currently, the retail park is 97% let and home to 30 national retail and leisure brands, including Next, JD Sports, H&M, Boots, Pets at Home, and Smyths.

Recent Additions
In autumn 2025, Wagamama and Wingstop joined the park following an £11 million expansion, each agreeing 15-year leases for 3,000 sq ft units. Other openings last year included a 20,000 sq ft Tesla car showroom and a Five Guys drive-through restaurant.
Hollywood Bowl also opened in summer 2025 after an extensive refurbishment and expansion, creating a new 35,000 sq ft bowling and leisure facility. Liverpool Shopping Park is located on Edge Lane, Liverpool, L13 1EW.
