Light industrial workshop planned for vacant Leigh site
Light industrial workshop planned for vacant Leigh site

Plans have been published for a 'light industrial workshop' on vacant land close to homes in Leigh. The site on Firs Lane would see a 58 square metre building, no taller than five metres, according to the proposals.

Applicant Dale Structural Repairs Ltd said the development has been designed 'to provide a practical and functional premises for a small-scale business'.

Proposal details

The proposal includes the construction of a single-storey light industrial workshop along with an office, toilet, brew room and space for servicing and deliveries appropriate to the scale of the business.

A design and access report in support of the plans said: "The site is considered suitable for a modest form of employment development, subject to appropriate consideration of its scale, appearance, access, parking, servicing and relationship with neighbouring properties."

Site history and impact

The plot has been vacant for several years and has been described by locals as 'overgrown' and a 'wasteland'. The report added: "The workshop is intended for light industrial and business activity rather than heavy industrial use. The nature of the operation will therefore be appropriate to a small premises and will not require significant industrial plant or machinery."

"The size of the building inherently limits the scale of activity that can take place within it," the report stated. "The development has been kept deliberately compact in order to minimise its visual and physical impact on the surrounding area. The site currently benefits from a dropped kerb access dating back to previous use of the land as a storage compound area for builders."

Planners in Wigan will decide on the proposals in the coming weeks.
