In a recent episode of the popular BBC property show Homes Under the Hammer, presenter Martin Roberts was left astounded by a substantial Welsh bungalow in Barry, South Wales, that underwent a transformative renovation, nearly doubling its market value.

The episode, which aired as a repeat, featured a four-bedroom dormer bungalow with an auction guide price of £242,000. Martin Roberts, 62, expressed immediate surprise at the property's scale, noting its spaciousness despite its dated condition.

"Immediately, this is not feeling like a small bungalow. It's really rather spacious," Roberts remarked during the visit. He highlighted the potential for improvement, stating, "Clearly it's dated and clearly it needs a lot of work but there's so much opportunity here, it's just crying out for a bit of imagination."

Roberts further praised the size and outdoor space, saying, "I mean, it is a big bungalow. I'm a bit mad about how big it is. But anyway, I think it's worth it because it is really big, and I like it," also commending the "really nice outside space."

Purchase and Renovation Plans

A property specialist initially estimated that, once renovated without an extension, the bungalow could achieve around £400,000 and generate £1,300 monthly if rented out. New business partners Tom and Steve secured the property for £250,000, marking their first development project together.

The pair met when Tom worked for a major estate agent, with Steve impressed by the service, leading to their partnership. Steve explained he would oversee costs and the refurbishment, while Tom managed the project with builders, aiming to complete the renovation within 12 weeks on a £70,000 budget.

Martin Roberts was taken aback by the budget, asking, "£70,000?" to which they confirmed, with Roberts repeating, "£70,000? Wow!"

Renovation Outcome and Final Valuation

After the renovation works were completed, the programme reconnected with Tom and Steve five months later. They acknowledged exceeding their budget to just under £100,000, as they desired a modern, premium-quality finish.

The same property specialist from the show's opening then assessed the completed property, suggesting it could fetch approximately £425,000. Upon hearing this, Tom said, "Oh, great. That's exactly what I was expecting, to be honest, so I'm really happy with that," indicating a pre-tax profit of £75,000.

He added, "Steve would be very happy with those figures as well, yeah, definitely." This represents a significant increase from the purchase price, nearly doubling the property's value post-renovation.
