Homes England has lodged an outline planning application with North Tyneside Council for up to 310 new homes on vacant agricultural land in Annitsford.
Mixed housing with affordable quota
The plans propose a mix of two-, three-, four-, and five-bedroom houses, with 25% of the homes classed as affordable housing. The land, formerly Annitsford Farm, was bought by Homes England in 2025 to enable its future development.
Application documents state: “Homes England is committed to enabling an integrated, high-quality residential development that achieves excellent standards of urban design, linking new homes to the existing community.”
Landscape and biodiversity plans
The proposals include the “enhancement” of the landscape and the retention of existing vegetation, alongside the introduction of new planting. The development is expected to achieve at least a 10% biodiversity net gain.
Public objections raised
The plans have drawn 16 public objections on the council’s online planning portal. Concerns range from traffic issues and worries about local infrastructure coping to the desire to keep green spaces free from development.
One objector submitted: “I am not opposed to new housing in principle. However, I believe Annitsford Farm Field is not a suitable location for a development of up to 310 homes because of the significant environmental, highway and infrastructure concerns associated with this site.”
The plans remain open for public commentary until 27 August, 2026. As of publication, no decisions or recommendations have been made by council officers or the planning committee.
