A derelict 19th-century pub in Plumstead could be converted into nine homes under a new planning application, the fourth in five years. The proposal for The Who’d a Thought It at 7 Timbercroft Lane seeks to demolish most of the building, retaining the historic frontage and sign as a heritage reference.
Previous refusals and new plans
Greenwich Council previously refused schemes because planners did not believe the loss of the pub was justified and wanted to avoid demolishing the locally listed building. A 2025 proposal, which was withdrawn, sought to retain the pub and build six dwellings.
The new application from Goldenspark (Timber) Ltd argues there is “no realistic or viable prospect of the site continuing in public house use”. Planning documents state that after engagement with the council, a fully residential scheme could be supported in principle, provided the loss of the pub is justified through a new viability assessment and marketing report.
Development details
The scheme involves partial demolition of the pub, with three homes built within its curtilage. Two additional structures are planned: one three-bedroom dwelling and another containing four one-bedroom flats plus a three-bedroom unit in a row of terraced houses.
If approved, construction could start in December, with completion expected in March 2028. The application is available on Greenwich Council’s planning portal under reference 24/3746/F. Residents have until August 26 to comment.
