A property inspector in the UK was astonished to discover a hidden room above a garage during a routine house inspection, instantly boosting the property's value. Ryan Edmiston, who has over 25 years of experience in property construction, found the concealed space while inspecting a house for a buyer.
Discovery of the Hidden Room
Edmiston was inspecting the garage when he noticed an access hole in the ceiling. Upon investigation, he found a fully preserved room that appeared to have been used as an office. The room was accessible only through a hidden door behind shelving in the main bedroom. “I popped my head up in an access hole in the garage ceiling, but there's definitely another door as I can see a ladder right there,” Edmiston shared in a video on Instagram.
Reaction from the New Owners
The new buyers were unaware of the extra space. Edmiston told Newsweek: “We were standing in the bedroom, and I gave the wife my flashlight and said pull on that bookcase. She looked terrified, but when she opened the door her and her husband thought it was the neatest thing.” The room was not on the floor plan, and even the sellers had lived in the property for five years without knowing it existed.
Impact on Property Value
The hidden room adds usable square footage, which can significantly increase the property's market value. Edmiston noted that such finds are rare but can be a pleasant surprise for buyers. “That’s not the first time I’ve found hidden areas in a house, but that was the best preserved time capsule that I’ve found in my 10 years of inspecting,” he explained.
