Glasgow has been identified as the UK city where homes sell the fastest, with properties typically taking just 11 days to sell after being listed, according to new data from property management software provider Alto. This is significantly less than the UK-wide average of 30 days.

Market Drivers and Expert Insight

Mark Adams, managing partner of G&S Properties in Glasgow, attributed the high demand to a combination of factors. He said: "In my opinion, the Glasgow market is strong due to a chronic undersupply of property at accessible price points and a surge in demand for both urban and rural living."

Adams advised sellers to seek reputable, independent estate agents who can set accurate, competitive asking prices and use professional photography, including drone photography and video, to enhance kerb appeal and negotiate a premium sale.

Speed of Sale Index and Property Types

Alto has launched a free Speed of Sale Index that allows homeowners to check how quickly properties sell in their area by entering their postcode. The data also showed that London matched the UK average, while Wakefield had the longest selling times.

Terraced and semi-detached homes are the fastest-selling property types, with offers agreed in an average of 26 days. In contrast, detached properties take the longest at 41 days, followed by retirement and sheltered accommodation (98 days) and park and mobile homes (96 days).

Flats and Smaller Properties

The time to agree an offer on a flat has increased by 34 per cent over the past 12 months, from 29 to 39 days. Similarly, one-bedroom or studio properties now take 31 per cent longer to sell, rising from 32 to 42 days.

Riccardo Iannucci-Dawson, CEO of Alto, commented: "We sit on one of the UK's biggest property datasets, and one number stood out: homes in Glasgow are typically agreed in just 11 days—the fastest anywhere in the country. The housing market is always fluctuating, and price points, stock levels, improving transport links, and chains all play a part—but what we're consistently seeing in Glasgow this year is agents who know their patch inside out and price a home right from day one."

The top 10 fastest-selling cities in the UK are Glasgow, Worcester, Belfast, Newcastle, Stoke-on-Trent, Cardiff, Portsmouth, Bradford, Sheffield, and Manchester.
