Smithdown Court, a 65-bedroom property in Liverpool's Knowledge Quarter, has been put up for sale for £3.75m. The building on Smithdown Lane was purpose-built as student accommodation, comprising 65 en-suite bedrooms across nine cluster pods, each with communal kitchen and dining facilities.
Marketing and Recent History
The property is now being marketed by Manchester-based Landwood Group, with potential for alternative uses or redevelopment subject to planning permission. Offers are being invited in the region of £3.75m, with a target submission deadline of 5pm on Friday, December 11, 2026.
The ECHO reported on Tuesday, November 3, how residents, including workers, students and tourists, were left outside the building without warning when receivers took possession on October 14.
Location and Surrounding Development
The building is directly opposite the former Smithdown Lane Police Station site, which has been cleared to make way for Paddington South, a nine-acre development being progressed by Liverpool City Council and the University of Liverpool. Paddington South forms part of Liverpool's wider £1bn Knowledge Quarter regeneration programme and includes plans for a new £111m University of Liverpool chemical sciences facility, alongside commercial laboratories, research and innovation facilities, improved green space and new walking and cycling connections. The first phase of the development is targeted to begin towards the end of 2027, subject to planning.
Agent's View and Building Details
James Ashworth, a partner at Landwood Group, said: "Smithdown Court is an interesting property because of its scale, its existing accommodation provision and its location in one of Liverpool's most significant areas for future investment."
"The building was purpose-built as student accommodation and has most recently been used for holiday and short-term lets, but its configuration gives it potential for a range of alternative uses, subject to the necessary consents. It is also in a location that is undergoing significant change, with major investment planned in the Knowledge Quarter and the next phase of Paddington South set to bring further research, education and commercial activity to the area. We expect the combination of the existing building and its strategic location to generate interest from a range of investors and operators."
Smithdown Court occupies approximately 0.30 acres and is a part three-storey, part five-storey building, with around 16 parking spaces to the rear. It is within walking distance of the University of Liverpool campus and approximately 500 metres from Royal Liverpool University Hospital.
