Details of the Development

The council purchased Dagenham Trades Hall in 2023 and leased it back to the club until September 2025. After that, the building will become vacant unless the club extends the lease short-term. Officials note that continuing to let the hall at market rent would likely result in a loss of rental income, as the current tenant is expected to vacate.

The other three sites are blocks of garages at Hunters Hall Road and Wantz Road, near Harley Brook Church on Rosslyn Avenue, and at Chelmer Crescent in Thames View, Barking. These sites are deemed suitable for low-density family housing.

Timeline and Funding

Under the plans, 15 homes would be built at Charlotte Road, with occupancy targeted for 2030. The other sites aim for completion by 2029. The project will be funded through the council's housing budget and grants from the Greater London Authority.

The cabinet committee is set to approve the proposals next Tuesday. Following approval, planning permission will still be required before construction can begin.
