Block Home Resale Reveals Portelli's Significant Overpayment
Billionaire entrepreneur Adrian Portelli, 36, may have experienced a moment of financial discomfort last Friday when one of the Block homes he acquired in 2024 returned to the market at a substantially reduced price. Portelli famously purchased all five properties from The Block's Phillip Island season, investing a total of $15 million in the luxury holiday compound. However, recent listings indicate he grossly overpaid, with the true market value proving to be hundreds of thousands of dollars lower than his purchase prices, according to Realestate.com.au.
House Four Listed at Major Discount
House Four, originally constructed by former Queensland couple Kylie and Brad Baker, has been listed for sale with an asking price range of $1.7 million to $1.85 million. This represents a staggering $750,000 reduction from the $2.6 million Portelli paid for the property. The Cowes residence, which Portelli raffled off through his promotional platform LMCT+ in 2025, is currently being marketed by Ray White Phillip Island agent Jon Taylor.
"The conversation I had with the new owners was that The Block prices were just not the reality for our marketplace," Taylor stated. "I believe the price it has been listed for is realistic for what the market here is currently doing." Taylor, who worked on marketing campaigns for two other Cowes houses during The Block season 20, has reportedly been in contact with other prospective buyers who were initially interested in Kylie and Brad's house but were dramatically outbid by Portelli's deep pockets.
My Reno Rules Set to Premiere Amid Property Revelations
This property news coincides with the announcement of a release date for Portelli's Channel Seven reality series, My Reno Rules. Produced by MasterChef creators Endemol Shine, the show is positioned to rival Nine's The Block and will feature four teams of renovators competing on adjacent rundown houses in Melbourne. The premiere is scheduled for 7:30pm on Tuesday, 21 April on Seven and 7plus.
Portelli will take an on-screen role in the series, which has faced multiple production setbacks. Judges include design expert Neale Whitaker, Simon Cohen of real estate buyers' agency Cohen Handler, and interior stylist Julia Green. Host Dr Chris Brown will anchor the show solo, according to insiders. The teams will renovate side-by-side homes purchased by Portelli, who plans to give them away upon completion, while monitoring the rebuilds throughout the series.
Behind the Scenes of Portelli's Television Venture
Known as 'Mr Lambo,' Portelli has actively used social media to promote himself as a face of My Reno Rules. However, insiders close to the production told Daily Mail that his profile behind the scenes has been nearly invisible. According to a Seven statement, part of Portelli's role will involve managing the show's live prize draw.
Property titles reveal that Portelli, through his company Xclusive Tech Pty Ltd, purchased two older suburban homes in Melbourne's Bulleen, 15km from the CBD, for a total of $2.7 million, which were donated to the show. "That's Portelli's role so far - sponsor," an insider commented, noting that filming was delayed because the original builder walked away. The show began shooting several weeks behind its scheduled September 26 start date last year.
When approached for comment, a Seven spokesperson confirmed My Reno Rules would start construction later in 2025, with ongoing conversations with several builders during pre-production. Portelli officially departed Channel Nine's The Block in July last year, sharing a social media post declaring his permanent exit from the series after spending millions on houses over three seasons.
Offers for the relisted Block home close at 5pm on May 11. Daily Mail has reached out to Adrian Portelli for comment regarding the property's reduced market value.
