Plans have been submitted to Bolton council to convert a six-bed family home in Blackrod into short-term accommodation for contractors and holidaymakers. The property, on Church Street, sits in the village centre, next to the former Blackrod Conservative club and close to a nursery, medical centre and Indian restaurant.

Application submitted after enforcement approach

In a planning statement supporting the plans, applicant H Young Homes said that after conversion work at the property, it was approached by council enforcement officers. The applicant was advised of the requirement to submit a planning application for the intended use.

The statement said the house 'will not be used to provide permanent residential accommodation' for guests or visitors.

Contractors and tourists expected

It added: “It is proposed that the property will be let on a short-term basis to contractors working in the local area or tourists via online booking systems such as booking.com.”

“The applicant intends to let the building as a single entity with a business or contractor working in the area who requires rooms of their workforce while working on projects.”

“It is anticipated that these contractors would be staying temporarily at the property between Monday and Friday before returning to their home for the weekend.”

“The tourist market is not anticipated as being as significant but is more likely that the property will be used for a full week or weekends by families looking to book the property potentially as a base for visiting the wider West Pennine moors or Manchester.”

High-quality accommodation and parking

The application said the intention was to provide high-quality short-term accommodation for visitors. The report said: “The inclusion of a cinema room and games room as part of the use the building highlights and underlines this.”

The application does not include any on-site car parking, with the report stating 'there is unrestricted on-street car parking in close proximity to the site and car parks which can satisfy requirements'. Bolton council will consider the plans in the coming weeks.
