Bellway Homes Ltd has submitted an application to North Lanarkshire Council to increase the number of homes on its Wemysshill Farm development in Castlehill Road, Overtown, from 601 to 633 properties.
Housing Mix Changes
The developer says the number of larger four and five bedroom units within the Castlehill portion of the site will be reduced or removed from the subsequent layout due to a lack of demand for these house types in the area. This will allow the introduction of additional terraced and three-bedroom semi-detached houses, to rebalance the housing mix and provide more first-time family homes.
If the council approves the application, the development would comprise up to 633 residential units with a mix of house types and tenures, convenience retail and community uses, open space and play provision, landscaping, and associated infrastructure including drainage, roads, and footpaths throughout the site.
Community Benefits
In its planning statement, Bellway Homes states: “The approval of this application would provide numerous community benefits, including delivery of an allocated housing site, contributing to meeting the council’s housing land targets, as well as delivery of a variety of homes to suit the needs of the local community and will also deliver a number of wider benefits, including economic benefits and delivery of a new local centre or community space, new footpaths, open space and play provision benefiting both new and existing members of the local community.”
The statement continues: “It is considered the proposed amendment complies with the Development Plan and the extant planning permissions on the site are a significant material consideration weighing in favour of the proposed development.”
The site at Castlehill Road extends to almost 70 hectares and lies to the south of Gowkthrapple and west of Overtown.
